Godrej Properties Buys 4.95-Acre Land Parcel in Noida for ₹331.75 Crore, Targets ₹2,000 Crore Revenue

Godrej Properties has emerged as the highest bidder for a 4.95-acre residential group housing plot in Sector 151, Noida, in an e-auction conducted by NOIDA.

Godrej Properties has expanded its footprint in the National Capital Region (NCR) by winning a 4.95-acre residential plot in Noida through an e-auction. The company secured the land for ₹331.75 crore and plans to develop a premium housing project with an expected revenue potential of over ₹2,000 crore.


The land parcel, measuring around 20,050 sq. m., is located in Sector 151, Noida, and was auctioned by the New Okhla Industrial Development Authority (NOIDA). According to the e-tendering data from HDFC Bank, Godrej Properties emerged as the highest bidder in the auction held on July 1.


Premium Housing Project Planned

Godrej Properties plans to develop a high-end residential group housing project on the newly acquired land. The project will include apartments in multiple configurations, designed for modern urban homebuyers.


The company said the development is expected to generate more than ₹2,000 crore in revenue, strengthening its position in the NCR real estate market.


Following the auction process, NOIDA will issue the official allotment letter to the company.


Strong Location in Sector 151, Noida

The project site is located in Sector 151, one of the emerging residential areas of Noida. The location offers strong connectivity to the Noida–Greater Noida Expressway, making travel across the region easier for residents.


It also provides convenient access to the upcoming Noida International Airport at Jewar, which is expected to improve long-term connectivity and boost real estate demand in the region.


The surrounding area is supported by planned infrastructure, including upcoming schools, healthcare centres, and commercial developments, making it an attractive residential destination.


Company Confident About NCR Market

Commenting on the acquisition, Gaurav Pandey, Managing Director and CEO of Godrej Properties, said the company is confident about demand in the Noida market.


He said the new project builds on the strong response the company has received for its existing developments in the region. According to him, the acquisition strengthens Godrej Properties’ presence in the NCR and aligns with its strategy of expanding in key urban micro-markets across India.

Continued Expansion in Greater Noida

This Noida land acquisition comes shortly after another major win for the company in the region.


On June 1, Godrej Properties emerged as the highest bidder for a 23.2-acre land parcel in the DMIC Integrated Township in Greater Noida, acquired through an e-auction conducted by IITGNL. That project alone is expected to generate a revenue potential of over ₹7,000 crore.

Together, these acquisitions highlight the company’s strong focus on expanding its NCR portfolio.

Expansion Beyond NCR

Godrej Properties has also been actively increasing its presence in other major cities.


Recently, the company acquired a 47-acre land parcel in South Chennai for a plotted residential project. The development is expected to have a 1.2 million sq ft developable area and a revenue potential of around ₹500 crore. The site is located off Old Mahabalipuram Road (OMR), a key growth corridor in Chennai.


Outlook

With back-to-back land acquisitions in Noida, Greater Noida, and Chennai, Godrej Properties is clearly focusing on expanding in high-growth urban markets. The latest Noida project further strengthens its NCR pipeline and is expected to play an important role in the company’s future residential portfolio.
